30A Real Estate UpdateAugust 30, 2013
After home and land prices fell so low and the real estate market as a whole seemed to take a nosedive back in 2011, it was hard to picture a scenario where 30A was booming once again. On the one hand, home buyers were able to take advantage of some absolutely incredible deals, but sellers were experiencing huge losses, new construction had all but shut down and the market in general was in terrible shape. The light at the end of the tunnel seemed to be a long way off, and the immense housing potential of this beautiful area was far from where it should be.
But sure enough, here we are in 2013 and what a difference! Once again, the excitement of new construction is in the air and can be seen everywhere, from new residential developments such as Nature Walk, Highland Park, Lakeside at Blue Mountain Beach, Cypress Breeze and Waterview at Inlet Beach, and even the brand new “The Pearl” five star hotel in Rosemary Beach. Sellers are finally able to command a price more consistent with realistic market value, which helps recoup some of those losses and keeps the local real estate economy swinging. Realtors are busy out showing property, vacationers and owners are enjoying the area’s fantastic dining, shopping and recreational options – some of which are brand new!
